Property & Leasing Information

Kenbrook Village is a KRG,Inc managed property. KRG, Inc requires a 1 year lease with a written 30 day renewal/move-out notification. We have 156 units: 98 two bedroom 1.5. bath townhouses(two story), 1152 SQ. FT.
  • 30 Two bedroom 1.5 bath Ranches(single story), 1092 SQ. FT.
  • 28 Three bedroom 2.5 bath townhouses(two story, 1437 SQ. FT.

    NONE of the units have basements & NONE are one bedroom units.

    We do not accept applications until there is a unit (specific address) available for you. We cannot hold that unit for you until you have returned your application with the appropriate application fee. There is a $30 non-refundable application fee per single adult applicant(18+ years old) or $30 per joint (married) applicant to cover a credit report. Once approved, there is a $400 deposit required at lease signing. Applicants will need to bring their photo ID's to lease signing.

    Please note that until you have an approved signed lease we can not finalize your unit address or move in date. Your rental rate may be prorated per diem if your move in date is other than the 1st of the month.

    Pet Policy

    • No Dogs allowed (Qualifying ADA Service/Emotional Support dogs: Must submit a written request for a qualifying exception prior to having service/support dog stay on premises)
    • Cats: 1 per apartment, $250 non-refundable fee, $30 addional rent. For more complete pet policy see the Forms tab.

    Arranging a Visit to Property

    We are often out of the office because of duties on the grounds but will be glad to schedule an appointment to assist you.

    Resident managers can be reached at 614-206-3554 mobile, M-F 8 am -4:30 pm. We are closed on Saturday & Sunday.

    If no answer, please leave a message with your name & phone number and what you are interested in & timeframe needed & we will get back with you as soon as possible.

    We do NOT have model units. Consequently, units you may be shown may not be the unit that is available to you. The unit you view may already have been leased or may not fit your move-in requirements, etc. but will give you an idea of the floor plan. Some features (i.e. appliances, countertops, flooring, etc.) may vary from unit to unit.

    Unit Availability:

    Availability varies. Depending on the time of year we may be working from a wait list for some or all of our units. Peak season usually follows the school calendar with more available usually during non-traditional relocation times.

    NOTE: Since only 28 of our units out of 156 are 3 bedrooms, there is usually a longer waiting time for a 3 bedroom unit. Wait time has historically been as long as 1-2 years for some units. Ranch units (30 units out of 156) may also have a longer wait time.

    Bear in mind we give current tenants first priority on our wait lists (relocation fees may apply for current residents changing units - see policies tab).

    Please note: We require one year leases with only a 30 day written notification.

    At renewal time a tenant can:

    • Renew for the year
    • Choose month to month (fees apply) or
    • Submit a 30+ day written move-out notice

    We only know availability of units as we receive the required 30 day written move-out notice from our tenants. We also usually require at least 2 weeks to 4 weeks to get a unit ready for occupancy. Consequently, we usually cannot accurately project availability of units more than 45 days from current date.

    Being on a waiting list does not guarantee there will be an available unit fitting your needs within your acceptable time frame.

    Due to liability & safety reasons we cannot allow personal items to be moved into the a unit before the move-in date on your lease agreement.

    Please have a back-up option available if your move-in date is not flexible.

    Wait List

    If you are interested in a unit more than 45 days in the future, you can be put on the wait list at no charge or no obligation. To be added to our Waiting List, please emailing your request to kenbrookvillage@att.net with the following information:

    • Name
    • Phone number - daytime/evening & cell phones are helpful
    • Email contact

    It is helpful to state:

    • The soonest available & latest acceptable move in date.
    • If you are flexible on the type of unit, i.e. whether you would accept a refurbished ($150/mo additional rent) or an existing unit, 2 bedroom townhouse, 2 bedroom ranch or 3 bedroom townhouse.

    Follow Up

    Once added to the list, it is recommended that you recontact us about 2 months before your desired move in date to check your status on the list & let us know you are still interested. Remember that others may drop off the list if their needs change & sometimes units become available in clusters so a long list should not always be a discouragement. BUT you should ALWAYS have a contingency plan if there is no unit available within 45 days of your needed time frame.

    Please note when considering a unit: KRG Kenbrook Village Resident Interior Transfer Policy: Residents are not allowed to relocate to a different apartment for 1 year after moving into their existing unit. If the request is made in months 13-24 of residency in their existing unit, there is a $400 relocation fee. If the request is made in months 25-36 the resident will pay a $200 relocation fee. If the request is made after 36+ months, there will be no charge to relocate.
